Post House Condos

The Post House condos which will be located at George and Adelaide stands 21 floors high and will have 278 units inside. The development is in honour of Toronto ’s first post office, a historical standing near by. The occupancy is expected for August 2013 and prices are still relatively low.

The building will have a 24 hr concierge, fitness room, saunas, party rooms, dining rooms, guest suites, games room and more. Units are ranging in price from $263,000 for 481 square feet and going up into the $700,000 range for 1100 square feet. Parking is available for those purchasing 2 bedroom units or bigger and spots cost 40k, lockers are 4k and there is an option for bicycle storage that can be purchased for $500. Maintenance fees will be .49/ sqft. The Builder is Alterra, the same builder that did ‘The Network Lofts’ in the West Kingsway and ’36 Hazelton’ in Yorkville.

 Some of the floor plans are attached.. for the best price per square foot and layout.. Units B667, B668, B646, B580 seem to be good finds.

The Fashion District Lofts – 10 Morrison

Stands 10 stories high with 93 hard loft style units inside.. most with exposed concrete ceilings and hardwood flooring, luxury Italian designed kitchens and oversized balconies. Although there are few amenities the lobby does have a zen like feel to it. It was designed by Core. Architects. And was designed to create a peaceful getaway right inside the city’s core. The cost per square foot is around $550 with parking and oversized balcony. There aren’t any amenities in the building so maintenance fees are lower for the area at .48/square foot.

550 Wellington W – 55 Stewart St

The Thompson hotel was this year’s ‘go to’ spot. and the residences adjoined were quite a party as well. The 12 story building equipped with 430 units became the talk to the town and was known as the place celebrities were staying. The units are smaller in size but have beautiful standard finishes including oversized tiles, Scavolini kitchens, Moen Faucets, Concrete ceilings, extra wide laminate flooring, seamless showers, sliding glass dividing doors, Corian Counters etc. prices start at $550 a square foot, and sizes start from 449 sqft ranging up to 2700 sqft.

The hallways are long and well lit, the elevators fast, and most people seem to have a small sized dog that they bring over to Victoria Memorial park on the south side of the building.

What made this building so HOT was the amenities. The Roof Top infinity pool with lounge area, bar and restaurant, sleek gym with steam room, yoga studio etc helped people realize that this was not just a place to live but a place to have fun and socialize.

On the bottom floor lives a 24 hour diner ‘The Diner’ satisfying even the pickiest of after bar hungers. Higher end restaurants inside include ‘Scarpetta’ the upscale Italian eatery, and ‘Wabora’ – a Japanese wonderland.

Parking is difficult to purchase and rent in this area and the Freed development only offered the option to purchase if you had committed to a 1 + den or bigger. Spots often rent out at $250+ a month.

The Zed Lofts – 38 Niagara

The Zed lofts have 12 stories of space with 114 units on Niagara St, 10 foot ceilings, intimate feel, the units range in size from 686 square feet to 1265 square feet and are located on the North East Corner of Niagara and Bathurst. Soon to be Garrison Yards t Fort York will be in its southern sight. My favorite thing about these lofts is the gas hookup on the balconies; this is one of the few lofts where people are encouraged to bbq. The average cost per square foot right now is $515 with parking.

The Quad Lofts – 23 Brant St

214 units between the two mid-rise buildings have kept congruent with the dark brick low rise style of the King West neighborhood –. The loft feel is not lost on these units but there are amenities to keep people happy. The building has a gym, indoor pool, steam room and games room with a 24 hour concierge for those nights when you’ve lost your keys and need to get to bed.  It’s situated on Brant St, next to the Brant house.

Stewart Lofts – 32 Stewart

standing 8 stories high with 44 units inside and a minimalist approach. There are no amenities and people mainly keep to themselves. Some of the small units have very large balconies for summer time entertaining. The exposed concrete, recaptured brick, exposed electrical and plumbing are attractive features for the hard loft going type but who want to live in a new building. This building was designed by Core Architects, the same people who have designed the up and coming 650 King West, and last year’s big hit 75 Portland.

This is Downtown – Condos on Wellington

In the King West neighborhood stands many Freed Development projects, a quaint dog park, beautiful lounges, Niagard’s head office etc.

What’s new to King West Village and Millionaire’s Row? ‘This Is Downtown’ is! The new condominium project which will be built on Wellington beside the frequently visited ‘ Wellington St Pub’ at 508 Wellington West

This pre-construction has a planned 89 units in total, which will be  cast over 11 stories of soft loft living. This development is being developed by Parallax Investments – the same people who brought you 8 Wellesley, 20 Collier and Maxus – all great projects.

The main thing to remember about this building and which helps it stand out in a condo-centric city like ours is the flexnature style. This will be the first flexnature styled condo in our city. This style is more common in cities like LA and New York.. and I think it’ll be a big hit here too..as soon as everyone sees how creative they can be.

Flexnature design allows each unit owner the ability to re-configure their own unit without the approval of the condo corporation. Each unit will have its own HVAC system, own plumbing and electric control so the owner can move things around as they see fit. The floors are sunken and bulkheads above so that the owners can reconstruct without dipping into their neighbors above and below.  The walls will be concrete posts instead of concrete across to allow for the opening up of walls to make open concept rooms and for the ability to purchase side by side units to make double or triple the size.

The units start at 421 square feet and increase to 1700 square feet – parking is also only offered after a certain size unit has been purchased. The Maint. fees will be .49/sqft, and units start in price at $255,000. Occupancy will begin in 2013… and from my experience the building will be sold out in a few months. Parallax is also offering each buyer a 1 year Metro Pass for free, and with certain VIP broker events they were offering to pay the maint. fees for the first 18 months..

Interior features include:

Structure: 9 feet ceilings in the units from the 3rd floor to the 10th floor and 12 foot ceilings on the ground floor units. The ever popular floor to ceiling windows will be used in each suite along with extra wide and thick laminate flooring.

Kitchen: Corian Countertops with the option for Granite, stainless steel appliances with a built in cook top and deck mounted lever polished tap.

Bathrooms: extra large floor tiles, specialty backsplashes, deep tubs and showers that have the height of the room.

King West

King west is usually known as the area west of Spadina, east of Niagara, north of Front and south of Queen.

King West has become a hot spot for cool amoungst the 20’s to 40’s crowd… but we’re starting to see an older (still hip) demographic come in as baby boomers sell their Forest Hill homes – opt for something almost expensive, smaller in size and way cool.

Liberty Towers

Liberty Towers are the biggest development to hit the hot Liberty Village Area. The first of four 20 story + highrise towers (59 East Liberty) has been built and is slowly being occupied. Registration is set to be sometime in January. The Second Tower, 55 East Liberty Street will be ready for sometime in mid 2011, 65 East Liberty street will be done sometime in 2012.
